1031 Exchange into Net Lease and DSTs

Client engaged NLX at the recommendation of family members who had successfully utilized our services in the past.  After selling a fractional interest in a multi-tenant industrial property, Client wanted to reinvest funds out-of-state. Through our proprietary process and established network, we were able to source and close on a 20-year sale lease-back with an established operator and a guarantor that boasts over 1,000 locations.  Afterwards, the client had a small balance remaining in their 1031 account, so to avoid boot we allocated the remainder to a self-storage DST, which allowed the Client to defer all taxes while getting exposure to a different asset class entirely.
