1031 Exchange into Net Lease

John had meticulously managed and maintained his trophy apartment building in Hayes Valley for over fifteen (15) years.  The decision to engage Colliers on the sale of his multifamily and NLX to secure replacement properties was arrived at after careful consideration of a variety of options.  Ultimately, the appeal of moving his equity position on a tax-deferred basis into a management-free investment, while increasing his cash flow position, motivated the 1031 exchange into three (3) triple net properties.  In doing so, he diversified geographically, and across three (3) different tenant profiles: quick service restaurant, bank, and drugstore.  As a result of John’s 1031 exchange, he increased his cash flow, eliminated management responsibilities, and diversified his real estate holdings out of one (1) property and into three (3) properties.
